What is patta and why does it matter before registration?

Which documents are usually needed for a sale deed in Tamil Nadu?
Typical sets include prior title deeds, encumbrance certificate, patta or chitta, town survey or FMB sketch where applicable, identity and address proofs, PAN where required, and draft deed approved by both parties’ advocates. Can NRIs register property in Tamil Nadu?

What happens at the Sub-Registrar office on registration day?
Parties (or authorized representatives) appear with signed drafts, stamp duty and registration fee paid, and originals for verification. The Sub-Registrar checks identities, compares the draft to approved stamp duty, captures biometrics where applicable, and registers the document. Plan buffer time for queue and last-minute clarifications.
What is mutation and when should I apply after registration?
Mutation (name transfer in revenue records) updates patta or town survey records to reflect the new owner after the deed is registered. Apply through the relevant tahsildar or online portal with registered deed copies. Delays in mutation can affect future sales, loans, and utility connections.
